* All-in price: Our rental prices are all-inclusive, except for the tourist tax**.
Included in the price are gas, water, electricity, bed linen, fire starters and wood for one-time use of the OFYR, as well as final cleaning.

** Tourist tax: A mandatory tourist tax of €3.00 per person per night applies to all guests older than 3 years.
This tax is not charged in advance, but should be paid by bank transfer upon arrival.

You can make a reservation via email ([email protected]) or through our website. By confirming a reservation request, our general terms and conditions come into effect. There are no reservation fees.

💳 Reservation and Payments:

• Each reservation is confirmed by the owner of the holiday home De Villadroom via a reservation confirmation email.
• Within 5 days of receiving the booking confirmation, a €500 deposit must be paid.
• The rental amount must be paid no later than 30 days before the start of the rental period.
• For bookings made within 30 days of the rental period start date, the total rental amount plus the €500 deposit must be paid in full at once.
• In case of late payment of the deposit and/or the remaining balance:
  • The owner has the right to cancel the reserved period.
  • The cancellation conditions as described in the rental agreement will then apply.
• The deposit will always be fully refunded in case of cancellation.

🕒 Free cancellation window:

• You can cancel a booking free of charge within 5 days of the booking date.
• Cancellations must be made via email.
• Please note: This cooling-off period does not apply to bookings made within 30 days of the start of the rental period.

📋 Cancellation by the tenant:

• Cancellations must be communicated to the owner via email.
• The owner will send a cancellation confirmation by email upon receipt.

💰 Cancellation Fees:

• Cancellation up to 30 days before the start: 30% of the rental amount.

• Cancellation between 30 and 14 days before the start: 60% of the rental amount.

• Cancellation within 14 days of the start: 80% of the rental amount.

• Cancellation within 48 hours of arrival: 100% of the rental amount.

🛡️ Cancellation Insurance:

• The tenant is free to take out cancellation insurance with any provider of their choice.
• The cost of the cancellation insurance is the responsibility of the tenant.

⚠️ Cancellation by the Owner:

If circumstances or force majeure require the owner to cancel:

• The tenant will be notified immediately.

• Any amount already paid will be refunded promptly.

• The tenant has no other claim beyond receiving the amount paid.
